Questions

Questions owners ask

What does management cost?
8% of rent collected, and 50% of the first month's rent when we find a new tenant. Every other fee is on the pricing page with its amount.
Do you charge when the house is empty?
The management fee is a share of rent collected, so no rent means no management fee. [Other fees not charged, once confirmed]
Who decides on repairs?
Repairs under [$X] are handled and shown on your statement with the invoice. Anything over that waits for your approval, with photos and bids. Emergencies that put people or the house at risk are handled first: [emergency rule from the agreement].
When do I get paid?
On the [10th] of each month, with your statement. [Reserve held, if any]
How often do you visit the house?
[Inspection schedule from the agreement]. Each visit comes with dated photos.
How do you screen tenants?
[Written screening criteria, applied the same way to every applicant, in line with fair housing law]
Can I leave the agreement?
[Exit terms from the agreement]
I live out of state. Is that a problem?
No. Everything is signed online and you see the house through dated photos after every visit. How it works from a distance
Can I switch to you if I already have a manager?
Yes, even with a tenant in place. How switching works
I own five or more rentals. Is there different pricing?
[Portfolio terms, or none]
Can you just find a tenant, without ongoing management?
[Leasing-only offered or not, and its price]
Where do you work?
Charlotte and [confirmed nearby towns]. See the areas we cover
